Once again, I found Charles who came to give me an estimate, very knowledgeable and professional. Comfort heater on platinum 2015 gas. Replaced and washed filter. Flushed lines and checked all heater components.
Performed heating maintenance on (2) 2017 American Standard upflow 80% Silver gas furnaces in outside front closet. Cleared condensation drains. Replaced (2) 20x25 filters inside each FAU. Honeywell 6000 thermostats working properly. Cleaned our dust and debris from burner compartment and surrounding closet. Heating sequence of operations was performed properly. Zero carbon monoxide detected. Clocked gas meters. Checked amps, volts, blower motor capacitors, safeties, and limits. Both systems are heating properly at time of service. Collected $269 for (2) system Silver annual maintenance plan. Paid by check.
Performed heating maintenance on (3) 2006 York package units and split system for casita. Changed ceiling filters, checked and all were ready for replacement. Cleared condensation drains. Cleaned out burner compartments. Checked amps, volts, heat rise, carbon monoxide levels , safeties, and limits. Heating sequence of operations was performed properly. Venstar T1100 thermostats. Kitchen hallway thermostat was blank due to blown high voltage fuse for unit above #3420. Replaced fuses and did heating maintenance on unit, after running in heat, the system ran in cooling mode and discovered the 1/3hp condenser fan motor was seized. The motor seizing is what most likely cause fuses to fail. Informed homeowner, recommended replacing system due to age and condition , homeowner went with repair option. Casita thermostat is same model , venstar T1100. Homeowner stated it is working but keeps changing temperature. This model has no scheduling option or hold. Tested thermostat out and it’s turnin

Performs a hitting maintenance on two gas furnace units located in attic access. Check sequence of operations by checking out all electrical and temperature rise. While cleaning out condensation line system for living room unit which is the same unit that just had previous condensation line issue. Had the same issue occurring, system had water and drain pan cleaned out drain pan and cleaned out primary and secondary line. Recommended installing Jhones valve to help better clean out system. Client agreed after installing cleaned out condensation line again system at this time is draining properly at this time. Both systems are heating and cooling down the house properly as well as both systems are draining properly finish maintenance by changing out filters.
Heating maintenance on two American standard split systems. Furnaces are located in grand bathroom. Changed out filter filters located throughout home in ceiling. Crawlspace is very small with minimum access verified proper sequence of operation checked volts and amps, checked capacitors for inducer draft motors, checked all safety/rollout switches and monitored burners, verified static pressures and temperature split and gas pressures and temperature rise and cycled equipment. Cleared condensation lines, ducting was secured in attached to system and in fair condition , thermostats checked out OK. Systems are within specifications and heating and operating properly at this time of service.
Performed a heating maintenance on 2024 American standard furnace, Filters located inside filter rack, fua located in hallway closet up flow, changed filter, flushed condensation line through jones valve, on fau followed sequence of operation, checked for amperage and voltage, checked for blower speed, check for any loose connections, check for temperature rise, everything within range also cleared dust accumulated inside electrical component. System is working within specification in heating at the time of maintenance.
Heating service on Lennox 90% gas furnace. Changed out filters located throughout home in ceiling. Cleared all electrical components and burners of dust and debris, upon a maintenance system stopped operating, upon further inspection, found, found hoses, going to pressure switches with condensation in them, removed condensation, also installed Jones valve to help thoroughly clear out condensation lines. Cycled equipment again and verified proper sequence of operation, system is now heating and operating properly, zero carbon monoxide detected, ductwork was secured and attached to both systems and in good condition, thermostat checked out OK. Systems within the manufacturers specifications and heating in operating.
Heating service on 2018 Lennox split system. Furnace is located in closet, changed out filters located in ceiling throughout home, verified proper sequence of operation, thermostat checked out OK, ducting was secured and attached to system and in good condition, zero carbon monoxide detected. System is within manufacturer specifications, and heating and operating properly at this time of service.
Return to check on guest bedroom system that wouldn’t find the outdoor unit. Data high and low had 2.4 volts dc. Outdoor unit had proper high and low voltage. Factory restored system and still same issue. Changed out controller and thermostat, same issue. Changed out both data high and low dc voltage wires to two new wires and system connected. Still had 2.4 volts dc on wires. Cycled system and connected to clients app. Went over how to remove old thermostat but client couldn’t remember password.
Heating service on 2020 Lennox split system. Furnace is located in attic/access laundry room. Changed out. Three 20 x 20 filters located in ceiling. Cleared all electrical components of dust and debris, condensation line was cleared at FAU, verified proper sequence of operation, ducting was secured and attached to syste and in good condition, zero carbon monoxide detected. Thermostat checked out OK, system is within manufacturer specifications, and heating and operating properly at this time of service. Also washed filters for ductless unit in garage.
Performed a heating maintenance on two split system unit. One 2022 heat pump the other is a gas furnace unit. Check sequence of operations by checking out all electrical temperature rise. At this time all is within specifications and both systems are heating up the house properly. Finish maintenance by making sure both systems are back into cool mode properly and change out filter filters and cleaned out condensation lines.
Heating service on 20+ Lennox rooftop package unit and 2024 American standard platinum split POV system. Air handler located in attic/access kitchen, changed it out 20 x 30 and 14 x 30 filters located in upper wall and ceiling of home. Cleared all electrical components and burners of dust and debris, verified proper sequence of operation, clear condensation lines And washed condensing coils, input dealer code at thermostat, no current/past error codes at thermostat or CDA, member also mentioned that line set and electrical whips going to outdoor unit are tripping hazards, Mike sent estimates relocating condensing unit and minimizing length of line set, as courtesy, taped together electrical line set to help reduce tripping hazard (see photos)Both systems are within manufacturers, specifications, and heating and operating properly at this time of service.
