Today’s an annual maintenance consisted of one Lennox furnace located in the attic access. I first began with replacing all three filters in the home, which ensures that there is proper airflow, circulating back to the system at minimum restrictions. I then make sure that the Honeywell thermostat is properly calling for heat and turning the unit on safely all of the heating sequence of operation successfully checked out, ensuring that the home is being warm to the desired temperature the amps on the system are in the correct range ensuring that there is a controlled voltage being used throughout the unit to properly warm the home to the desired temperature. The condensation line is cleared and dripping properly at this time overall, this Lennox furnace is operating to the manufacturer standard at this time of preventative maintenance.
Arrived at customer’s home to put a plan together for adding a service outlet on roof for hvac inspection. Found that it would require opening up drywall and running pipe on the inside. Informed customer of this and they decided that they would rather not continue with the permit process. Told customer to inform Barry of this and we will move forward from there.
Heating service on two American standard ultra low Knox furnaces located in separate outside closets. Changed out 20 x 25 filters located in filter rack, verified proper operation of water, safety switches, condensation lines were cleared at Jones valves, upon a maintenance member stated system serial number 5PLG was making loud screeching noise to reduce noise, lowered system to 2.5 inches water column and tested system. Verified proper sequence of operation on both systems, cleared all electrical components and burner compartment of dust and debris, verified proper sequence of operation, zero carbon monoxide detected systems are within manufacturers, specifications, and heating and operating properly at this time of service. Also set appointment up with member for next maintenance service for June 19th between the hours of 2 PM – 5 PM
Arrived at customer’s home to install new (basic) whole home surge protection on main breaker panel of home. Installed new UL listed breaker type surge on main breaker panel to protect home from power surges.
Performed heating maintenance on (2) Corsaire 80% gas furnaces in hallway attic (entry to master bedroom / very heavy access panel). Honeywell T6 and Goodman thermostats working properly. Replaced (2) 20x20 ceiling filters. Cleaned off attic platform. Cleaned our burner compartments. Cleared condensation drains. Heating sequence of operations was performed properly. Checked all heating, safety, and electrical components, all are working to manufacture specifications
Heating service on two 2020 Ruud split systems, furnaces are located in attic/access living area, changed out filters located throughout home. Prior to maintenance member stated that system serial number 5817 did not turn on this morning,Cleared all electrical components of dust and debris, verified proper sequence of operation, check volts and amps, checked all safety/rollout switches and monitor verified gas pressures and temperature rise and cycle equipment verified proper operation for water. Safety switches, cleared condensation lines. Thermostats checked out OK. Found both systems to be within manufacturers specifications and heating and operating properly at this time. Also set next maintenance appointment up with member on site for May 11th between the hours of 9 AM – 11 AM. Member would also like for Maurice to be primary technician.
Arrived to install an ultra whole-home surge protector in the main panel. The surge protector was installed in the garage.
Return to make corrections. Was only able to make one correction today which was to seal disconnect see pictures. second correction that still needs to be done is put an outlet within 10 feet of newly installed system and add bubble cover . Already informed management team on corrections that need to be made.

Comfort heater service on 2010 American standard upflow gas split system. Fau located inside closet. Washed filter and flushed lines. Added riser and capped open t before trap. Checked all heater and safety components. Humidifier and water safety switch working. System is working however is 16 years old with life expectancy of 10-15. Recommend free replacement options before major break down leaving client without heating or cooling.
Comfort heater service on two 2023 American standard silver heat pumps. Air handler located inside hallway attic. Replaced filters and flushed lines on attic. Client stated during ac season she can hear a helicopter noise in her bedroom while sleeping. Previous tech had already lowered fan speed to 310. Stated doesn’t hear noise in heating season which the fan speed is at 350. Advised on two solutions. One is to leave bedroom door open due to return outside the bedroom. Other option is leave fan mode on during the night. May need to cut in return inside bedroom. Checked all heater components and blew out electrical compartment.
Performed annual heater maintenance on 2006 Lennox rooftop gas package unit. Changed 20 x 30 filter. Checked amps, volt, capacitor and cleaned electrical and burner compartment. Checked gas and static pressure is also checked temperature rise and all safety switches. Found all electrical and safety components to be within manufactured specifications. System is operating and heating properly at time service
Performed a heating maintenance on gas furnace split system unit. As well as a package unit gas located on rooftop check sequence of operations by checking out all electrical and temperature rise. At this time, both systems are heating up the house properly change out both filters as well as make sure to clean out both condensation lines. Client just had all ductwork repaired.
Arrived at customer’s home to diagnose outlets non op in bathroom and elsewhere throughout home. Upon further investigation, I found that the gfci outlet that protected outlets according to customer was not functioning properly. After pulling outlet out of box I determined that the gfci outlet was bad and not functioning properly. Replaced gfci outlet with a new gfci outlet to restore power and proper functionality to affected circuit.
